Happy February! With January and the colder weather behind us the Valley is starting to heat up and so is the real estate market. Let’s take a look at how the Scottsdale real estate market faired in January. New listings are up a whopping 106% from December with a total of 1,250 new listings vs. 605 in December. New contracts were also up from December by 32.9% however closed sales dropped 25.9% from the previous month, 464 in January vs. 626 in December. The median sale is up slightly from $360,000 in December to $385,000 in January. January closed with a tremendous spike in new listings and new contracts – buyers on the fence are strongly encouraged to take advantage of the current low interest rates and loads of inventory! During these up and down activity months it is more important than ever to consult a real estate professional that knows the Scottsdale market.
