Happy May everyone! Can you believe we are already on the brink of summer? Summer in Scottsdale means scorching temperatures but as far as the real estate market goes activity is starting to cool down. New listings and new contracts in April were down when compared with March 2014, 5.2% and 5% respectively. The hot sellers’ market is slowly shifting and we anticipate the next few months to see less activity. The good news is that the median home price in Scottsdale has jumped from March and now sits at $415,000 (March was $385,000). Also, the number of closed sales has jumped 13.1% from March. What does this all mean? The lower inventory of listings and uptick of closed sales makes for an excellent sellers’ market, however the lower number of new contracts mean less closings in the coming months. During these up and down activity months it is more important than ever to consult a real estate professional that knows the Scottsdale market.
