Recently, I was at a party where one of the guests talked about a unique and valuable wedding present she received. A fully stocked toolbox for her new home! What a great gift to a young couple first starting out – and in this case – neither of them were particularly handy but we all know that that changes once you own your own home. So I have put together a quick list of tools that I think are essential in every family home; Adjustable Locking Wrench – firmly holds nuts, bolts and hose connections. Clamp – medium size to hold glued pieces together until dry. Duct tape – a multipurpose fabric- tape adhesive. Claw Hammer – 16 ounce is the most common size but I recommend and additional small one used for hanging pictures and small items. Flashlight – for safety and small jobs in dark areas.

The purpose of a home inspection is to find unsafe, damaged, or incomplete aspects of a home. If such a problem is detected, maybe faulty wiring or signs of mold, the inspector will write up a report describing the problem, and may suggest further evaluation. Here at Scottsdale Real Estate Team and Szabo Group, we feel inspections are very important, as emotions can affect a Buyer who has fallen in love with a potential home, and has a hard time imagining there are any problems. It is also important for a Seller because not only will it offer full disclosure, but also if the Seller repairs the defects ahead of time, it can save money because the price for the home has not yet been negotiated, and these costs can be worked in. Also, this will give the Seller time to find a reasonable contractor, instead of one presented by the Buyer with inflated estimates. We feel at Scottsdale Real Estate Team, that there are certain things to expect at a home inspection.
