Scottsdale Real Estate Team Can you believe it is already June! As things really start to heat up in Scottsdale let’s take a look at how the real estate market faired in May 2015. New listings are down 14.1% from April with a total of 924 new listings vs. 1,076 in April. New contracts were up by .7% but closed sales were down by 4%. The median sale price is up from $399,000 in April to $415,000 in April. During these up and down activity months it is more important than ever to consult a real estate professional that knows the Scottsdale market.

Can you believe it is already June! As things really start to heat up in Paradise Valley let’s take a look at how the real estate market faired in May 2015. New listings are down 12% from April with a total of 66 new listings vs. 75 in April. New contracts were down by 28.3% while closed sales jumped 19% from April. The median sale went up from $1,085,000 in April to $1,175,000 in May. Can you believe it’s already March? The Valley is swarming with snowbirds and sports fans and with all of the poor weather conditions around the country more and more people seem to be eyeing Scottsdale as a possible new home. Let’s take a look at how the Scottsdale real estate market faired in February. New listings are down 4.8% from January with a total of 1,202 new listings vs. 1,262 in January. The new listings in January were driven by homeowners waiting until after the holidays to list their home; it is typical for February numbers to be lower than January for this reason. New contracts and closed sales were both up in February by 8.2% and 19.6% respectively. The median sale is up from $398,500 in January to $403,950 in February. February closed with some motivating numbers – Sellers on the fence are strongly encouraged to take advantage of the low inventory and high demand! New listings are down by 26.3% from October with a total of 854 new listings vs. 1,159 in October. New contracts are down by .8% and closed sales are down by 15.9%. However, the median sale price is up from $397,000 in October to $406,000 in November and up from $375,000 in November 2014. The inventory went down by 2.34% from November 2014 with 3,163 active listings vs 3,089 this year.
