With all your gear in the same place, you’ll always be prepared when someone yells, “Where’s my basketball?” (Or volleyball, hockey stick, tennis racket, etc.) See how it’s done, then follow the step-by-step instructions to build one of your own.

1. Find a bookcase

Choose a bookcase with at least three wide shelves so you can store gear in a variety of sizes.

2. Add locking wheels

Attach locking wheels to the bottom of the bookcase so you can easily move it around the mudroom or the garage.

3. Drill holes

Drill evenly spaced holes (about four or five, depending on the width of the bookcase) along the top surface of one of the shelves. You’ll want the holes to be fairly close to the edge — about one-half inch away or less. On the underside of the shelf below, drill holes to match up exactly with the holes on the shelf above.

4. Attach bungee cords

Place the bungee cord hooks in the drilled holes, and arrange the cords vertically so they create a net. You want the cords to be pretty taut, so be sure to get the right size for your bookcase.

5. Mount peg boards

Frame the sides of your bookcase with 1x2s to support peg boards that have been cut to size. Secure the peg boards with a few nails on the top and bottom.

6. Customize with hooks and holders

Place hooks and holders on the peg board so you can hang your tennis rackets, baseball gloves, jerseys, helmets, and more.

7. Load up your catchall, MVP!

Grab your gear and organize the bins like you’re Russell Westbrook going for another triple-double. Now all you have to worry about is scoring the winning goal.

Design Pros’ Secrets for Finding and Using Reclaimed Materials By Joe Szabo, Scottsdale Real Estate Team

By Joe Szabo, Scottsdale Real Estate Team When you ask Seattle-based house flippers Lora Lindberg and Debbie Cederlind where to find the best home-restoration materials, they quickly reply in unison, “Craigslist.” Lindberg and Cederlind of Urban Squirrel Residential Restoration have been flipping houses and using reclaimed materials cleverly since 2010, when they purchased their first renovation house in Everett, WA.

Although many people are flipping houses these days, Lindberg and Cederlind take a unique approach: a design-first attitude using reclaimed pieces found anywhere, from Craigslist to salvage yards to the side of the road. “I think what people really want is character — they want a house that’s unusual,” Cederlind says. “A new tract house in Mississippi looks like a new tract house in Minnesota. People want to add character back in.” Lindberg adds, “I think a lot of builders are good at construction, but they’re not design people. That’s where we feel we’re different — we’re design people first.” A creative approach to both flipping and using reclaimed materials involves seeing potential others might overlook — and being willing to undertake a transformation. “Twice now we’ve bought an old, beautiful table with big, curvy gorgeous legs,” recalls Lindberg. “We cut it in half, and then we made double vanities. It makes a pedestal sink, so the two legs are out in the room, and the cut part is against the wall.”

The duo’s interest and work in renovation started when they met through a church project called Trading Graces. The project entailed a small renovation for a church-nominated family, and an all-volunteer renovation team collaborated on the design and construction. Because the project didn’t have a large budget, the team learned how to maximize their renovation budget with inexpensive, used materials. With a couple of Trading Graces projects under their tool belts, the pair decided to flip houses, and Urban Squirrel was born. They’ve now completed 14 flips, and have become true experts on all things renovation. Here, Lindberg and Cederlind offer great advice on finding unique reclaimed materials, the best pieces to look for, and DIY strategies.

Where to find pieces for a renovation

So, where’s the best place to find renovation materials? The answer is wherever you can find materials that inspire you. “We have great salvage yards in Seattle, but I know those aren’t available everywhere,” says Lindberg. “If you’re in a smaller city without a salvage yard, try Craigslist. We’ve gotten a lot of things there.”

The duo scored a wooden screen on Craigslist. With a little love and paint, the screen became a pair of charming pantry doors that now lend a pop of character to the clean-lined space.

In addition to Craigslist, the duo suggests trying Etsy for interesting lighting and hardware, as well as eBay and garage sales. “If you see anything cool or unusual, no matter where it is — on the side of the road, at the garage sale — just say to yourself, ‘What can I do with this?’” Cederlind says. “Sometimes you have to mull it over for a couple days before you come up with something,” Lindberg notes. “But if it speaks to you, and it’s interesting, it’s worth finding a use for it.”

The best types of reclaimed pieces

When hunting for unique reclaimed materials, Cederlind and Lindberg suggest watching for quality pieces of furniture made of solid wood, such as dressers, which often feature intricate carvings or other unique details.. “One of the pieces we’ve used the most is buffets,” Lindberg says. “We use them for islands in kitchens.” If you find an interesting piece while you’re out shopping, make sure it fits your home’s style. Although Cederlind and Lindberg don’t call themselves design purists, they say it’s best to avoid a style disconnect. If you have a Tudor home, you probably don’t want to put a bunch of mid-century modern pieces in it. You also want high-quality pieces. “Avoid it if it’s stinky,” Lindberg says.

Some DIY best practices

An important point to remember when working with reclaimed materials: Gather all your materials before you (or a contractor) start the work. “Let’s say you’re creating a pantry, and [your contractor] makes a doorway,” explains Lindberg. “It’s going to be impossible to find a door that exactly fits that size. You have to have all your materials first, and then have your contractor fit the doorway accordingly.”

Now serving as an interior window, the old windowpane breathes new life and light into the living room and office.

Before installing any reclaimed pieces, such as an old dresser turned into a vanity, be sure you can safely secure it, including finding the studs when attaching pieces to the walls. You may also have to modify the height of pieces to be functional for their new usage. Above all else, the best DIY practice is just to try, the duo says. “With all the amazing tools now, like pancake compressors and air nailers, you’d be surprised at how easy it is,” says Cederlind. “There are so many tutorials on YouTube. If somebody is really interested and wants to learn to do this, they can teach themselves.” If you aren’t the handiest person in the world, reach out to a local handyperson or contractor. You can easily search for a quality craftsperson, but it’s always best to get recommendations from friends and family, Cederlind and Lindberg advise. Ultimately, a great renovation project is about taking risks and creating a design that you love. “Be brave. Of course, if you don’t have a shed, you can always improvise. Turn a corner of the garage, balcony, or patio into the next best thing by including a potting bench and enough storage space for your gardening gear. And if you have to set up your workspace outside, keep it in a shaded space, and store your products and tools in watertight storage containers. Wherever you choose to make your gardening workspace, give it the same attention you’d give your home office or kitchen. Follow these tips to make it work for you.

Show off your garden shed

A shed is a utilitarian place to store stuff, of course, but it’s also an opportunity to incorporate architectural interest into your garden. Mirror your home’s paint colors to create a harmonious effect, or turn it into a focal point by painting it a bright accent color. Just be sure that it complements your existing color scheme.

Give your garden shed the same amount of curb appeal you’d give your home. To avoid mowing the awkward space around your shed, give it a foundation planting, and surround it with ground covers, like mondo grass.

Make room for a potting bench

Technically, you can use any counter-height table as a potting bench, but it’s all the bells and whistles that make the difference — features like potting sinks, open shelving, drawers, hooks, and even paper towel bars. Make your own potting bench from scratch, or repurpose an old bathroom vanity or console table for a little more character. You can also purchase a readymade potting bench from your local garden center or hardware store, but choose one built with quality wood that can withstand moisture and sunlight.

Keep it clean

Dirt and debris are bound to turn up in your workspace, but too much will attract pests like cockroaches, silverfish, and earwigs. To keep your workspace tidy, wipe down your mower, edger, shovels, and hoes with a stiff brush before putting them away, and store them by the door for easier cleanup. Clear the floor for easy sweeping by placing large supplies in stacking plastic bins, then label one for herbicides, one for fertilizer, and so on. Keep a large, lined kitchen trashcan around so you always have a place to put those empty plastic pots and bags.

Don’t hoard supplies

Workspaces are made for working, so don’t treat yours like a storage shed. Excess stuff is more than a waste of space — it makes it harder to get things done and even creates hiding places for dirt and bugs. Don’t feel guilty about throwing away (or donating) anything that accumulates a layer of dust. Even if you think they’ll prove themselves valuable someday, those old pots and decorations will never be as valuable as a functional and inspiring workspace.

Sort the small stuff

Once you’ve rid your space of clutter, make designated spaces for the things you actually use. Keep your most often used tools in a caddy so you won’t have to collect them each time you head to the garden. Store the tools and tidbits you won’t need for a while on a pegboard or in designated bins. Shelving is the traditional choice for storage, but much of that space often goes unused. To make the most of it, stack plastic organizers and bins. Depending on the size and design, they’ll hold anything from potting mix to plant tags.

Organize the shovels and such

Don’t settle for leaning those big shovels and rakes in a corner. Either purchase a freestanding garden-tool rack or make your own wall rack with nothing more than two-by-fours. Attach one or more two-by-fours to the wall horizontally, securing them to studs for extra stability. Purchase a variety of specialized wall hooks from the hardware store, and arrange them beforehand to leave enough space for each tool. Use large hooks in sets of two to store hoses and extension cords, or even in sets of three to store string trimmers by laying them flat. In short, your home renovation is finally finished, and you’re ready to put your flipped house on the market. But before you do, follow these five home staging tricks that top house flippers use — if you do, you’ll likely see a quick full-offer sale coming your way!

Offer great curb appeal

Pulling up to their potential new home should be a joyful experience for buyers. Give them the great first impression they’re hoping for with curb appeal that conveys a genuinely warm welcome. Stylish house numbers, updated porch lighting, a classy door color, charming outdoor seating, flowers in bloom, and a welcome mat seem like unimportant details, but they make all the difference. When a house looks cared for on the outside, it lets buyers know the inside has been maintained, too.

Create ambiance

Once potential buyers step inside, give them a personal, emotional connection to the house. Remember to address all five senses:

Sight. Use flattering lighting throughout the house to brighten dark corners and create playful shadows. This includes canned lighting, floor and table lamps, hanging pendants, and under-counter spot lights.
Smell. Create a very subtle, pleasant scent throughout the house by lighting scented candles or plugging in an aromatherapy diffuser. Citrus, vanilla, and lavender are perfect choices. Make sure the smell is subtle, not overbearing.

Even if your house flip includes some quirky architectural details, it’s best to show them off rather than try to hide them. After all, a house’s personality is part of its charm. For example, if there’s seemingly wasted space underneath a staircase, turn it into a reading nook. If there’s a giant fireplace, dress up the mantle and arrange furniture around it. Built-ins have a special place in everyone’s heart, so if your house has them, definitely show them off!

Play up a lifestyle

Remember, you’re not just selling a house, you’re selling a lifestyle. This means you shouldn’t forget to dress up the outside areas, such as the patio and backyard. 3 Reasons Painting Your Wood Floors Is Not as Crazy as You Think By Joe Szabo, Scottsdale Real Estate Team

And you sure won’t find an aisle devoted to it at your home improvement store. In fact, it feels a little bit naughty to talk about — almost a taboo. But you should consider it anyway: painting your wood floors. I know it sounds crazy, but there are good reasons and a solid historical precedent for skipping refinishing in favor of paint.

Why paint your floors?

Style. We pretend that stained wood floors never go out of style, but they’re just as influenced by design trends as the colors on your walls or the drapes in your living room. Sure, midtone gray wood is popular now, but espresso was all the rage five years ago. Before that? Honey oak, cherry, and any number of other stain colors. If your hardwood flooring isn’t compatible with your home’s look, paint’s a great way to fix that. Dark or light tint, warm or cool hue — with paint, you can quickly align your floors with the rest of your decor.

Historic precedent. Painting a floor, particularly in an old home, may seem unusual today, but it was a common and preferred way to finish floors in the past. Farmhouses from the 1800s, Victorian mansions, English estates — you’ll find painted floors in old homes ranging from rustic to ultra posh. It added color and protection to rooms and stairways prior to the development of modern wood sealants During the Victorian era, many homes were covered with paint. You can ascribe this explosion of color to the sudden mass-market availability of a wider range of hues. Builders put those new colors to work on every surface, often adding detail to a room by painting borders or patterns on the floor. Kitchens were adorned with diamond-check patterns, stairways had contrasting runners, and upstairs bedrooms were coated in pale tints to brighten them and stave off winter gloom. Practicality. Perhaps you’re ready to concede that painted floors can give your home the look you want. Isn’t it still smarter to refinish the wood? Not necessarily! Floor refinishing is a major — and majorly messy — undertaking. Sanders throw dust everywhere, so rooms must be emptied, sealed off, and deep cleaned afterward. Plus, the subsequent staining and sealing takes days of applications and drying. In comparison, painting a floor is a much quicker project — a light, low-dust sanding prior to priming, then one to two coats of paint that dry in mere hours. Additionally, there are circumstances when paint offers superior performance. Old hardwood may have already been refinished multiple times, resulting in a floor too thin to survive another sanding. Because painting doesn’t require that deep sanding, you can keep your floors rather than replace or cover them. An opaque coating can mitigate other common problems in older homes. Many older floors were patched as walls were opened up, radiators were removed, or broken planks were repaired. Paint resolves the color and grain variations from patch jobs, leaving a cleaner, more polished end product. Of course, when it comes to painted floors, the first concern people raise is scratching. But this is less of a problem than you might think. Use primer and a tough grade of paint, and you’ll likely prevent scratching or chipping. Porch paint works well in high-traffic settings, and higher sheens will dry harder than matte sheens. When you do get a scratch, you can quickly and seamlessly touch it up with a brush — something you definitely can’t do with stained floors. And like stained floors, painted wood floors can be mopped and scrubbed, with no polish required!

A few tips on floor color

Lighter is better. Brighter painted floors will reflect more natural light than brown wood.
But not too light! Going with a true white floor can be a risky move. It will show every dark speck that drops onto the floor, along with grime and stains. Go a few shades darker to a pale gray for a similar, more practical effect.
Black can be dramatic, but, like white, it will show dust. A deep charcoal is an effective compromise.
Buttery yellows are traditional favorites for kitchens, mud rooms, and hallways.
Need some interest in your formal living room or master bedroom? Try a deep green, merlot, or navy.
Mix colors. Stick with a neutral for the bulk of the floor, and offset furniture with a colorful painted area rug. Or highlight the room’s edge with a wide stripe of color running against the baseboards.

Herringbone hardwood

Looking to update your space but stay in line with classic elements? Look no further than herringbone hardwood. This traditional flooring material gets a modern update via herringbone patterns in different sizes, configurations, and finishes. Perfect for a statement-making entryway, grand hallway, or small space, a herringbone pattern is the ideal facelift for any room.

Because terrazzo is durable and easy to maintain, it often outlasts the buildings it’s installed in, making it one of the most eco-friendly materials available. Colors, shapes, textures — the sky’s the limit with terrazzo flooring. Modernizing terrazzo with a neutral spin, a bold and contrasting look, or an aesthetic-specific style helps it outlast trends, too.

Geometric tiles

While tile’s been a mainstay in homes for quite some time, the industry’s hitting the reset button on what we consider typical tile shapes and configurations.

Shaped tiles and geometric prints combine to deliver intricate patterns.

In modern homes, a geometric tile floor livens things up with bold colors and patterns, or adds coziness with dark grout and interesting layouts. In a more traditional setting, geometric tiles add uniformity and character through warm, rich tones and large-format layouts. Looking to balance between the two extremes? Consider a neutral-colored tile in a more traditional layout.

Acid-stained concrete

As homes move toward a transitional or even contemporary look, acid-stained concrete flooring is becoming a prominent theme in many metropolitan and urban areas.

These chemically treated floors combine science with style to produce a unique look — marbled concrete with a sleek, glossy finish.

Durable stained concrete creates tremendous texture and depth at a low cost.

It’s hard enough finding a home for your everyday must-haves, let alone bulky, infrequently used, or offseason items like snowshoes, pool toys, and holiday decorations. Whatever your hobby or collection, there’s an organizational hack to help you store it. Here are some clever storage tricks for six of the toughest, bulkiest space-takers you may own.

Offseason wardrobe

Tuck those bulky winter sweaters (or shorts and flip-flops) in plastic bins under your bed. If your bed’s too close to the ground, lift it up with sturdy wood blocks. Even a few extra inches create enough space for a sizable storage container. If elevating the bed isn’t an option, maximize your closet space with a few sets of cascading hangers. Put blouses on one set and T-shirts on another, and you’ll most likely double your closet space.

Extra linens

Extra pillows, comforters, and bedsheets are great for guests, but not so great for your small space. Try vacuum storage bags — stack your items inside, and use your vacuum cleaner to remove the air. Your items will shrink significantly so you can store them under your bed or on a shelf.

Shoe collection

A burgeoning shoe collection can take on a life of its own if not properly corralled. Take it back to dorm-room days with an over-the-door shoe organizer. These college favorites are popular for a reason — they store a dozen pairs of shoes or more, plus scarves, baseball caps, belts, and chunky necklaces.

Bikes

Bikes can be one of the most difficult belongings to stash, especially if you don’t have a deck or basement. Try installing a strong hook in the wall, and hang your bike by the front tire. Pro: It’s a great way to get the bike off the floor. Con: It still protrudes into the room. For a less invasive option, hang your bike flush against the wall — like you’re hanging a piece of art. The hardware can be as simple as two wooden dowels that support the bike’s horizontal bar. )(Just make sure you anchor the supports in the wall’s studs so they can hold the weight.)

Exercise equipment

An inflatable exercise ball is a great workout aid — and a real space suck. You could always deflate it, but the hassle probably isn’t worth it. So, why not get creative and make it a usable piece of furniture? Repurpose medium or large exercise balls as dining room chairs, and store them under the dining table when you’re done. No room for a dining table? The bike trick applies here, too. Install a couple of dowels high up on the wall, and set the ball there until you’re ready for a crunch session.

Decorations and keepsakes

Have a collection of things you just can’t get rid of? Maybe old photo albums, holiday decorations, or crafting supplies? Strategically placed shelves are your storage lifesaver when seeking space for infrequently used items. There’s often a wealth of unused space above and behind your hung clothing in bedroom and hallway closets. By Joe Szabo, Scottsdale Real Estate Team Some home decor looks are just too good to let go. The boldly colored kitchen cabinets of the ’50s are taking on a sophisticated modern look. The late ’80s country kitchen look is enjoying new life — minus the gingham frills and bonneted goose motif — in today’s farmhouse chic trend, and mid-century design has taken over the home furnishing offerings of retailers at every price point. Rattan furniture and velvet upholstery, both popular in the ’70s, are showing up in designer collections again. Our pick for the decor trend most deserving of a second chance? The brightly colored bathroom fixtures (and sometimes even matching tile) that became popular beginning in the 1930s, and evolved from cool pastels to the much-maligned avocado and harvest gold hues of the 1970s. We’re not seeing these offered new yet, but salvage stores are a great resource if you simply must have a mint green or bubble-gum pink sink for your bathroom renovation. Here are some of the blast-from-the-past home decor looks designers are happy to have deja vu over.

’50s-style dens

We are loving the reemergence of the den or the basement as a gathering space. Instead of having family and friends centered around a 50-inch television in the living room, we’re seeing people move toward intimate areas like listening rooms for their favorite vinyls, or casual seating in the den with headphones and their iPads. This setup is more conducive for connecting and catching up, or simply taking time for one’s self — think wood paneling, updated and re-imagined bean bags in designer fabrics, and high-quality retro audio sound. Macrame from the ’60s and ’70s, but with a whole new twist. I love the beautiful heavy knotted textile hangings as art, or the thin delicate hangings for room screens. [They can hold] hanging flower vases and even light fixtures. This time it’s all about texture with a Scandinavian vibe.

Conversation pits

We want big living rooms with circular, sunken conversation pits. They need custom built-in sofas, space-age floating fireplaces hanging in the middle, and plush shag carpeting deep enough to swallow your foot. Give us this dedicated zone for hanging out with friends and family, a space that isn’t centered around a TV screen. Give us bold colors and wild graphic patterns on pillows. And, most importantly, give us a live-in housekeeper, because those shag carpets are a nightmare to keep clean.

The home design trend from the past I’d love to see make a comeback is the conversation pit. Our technology age has created a digital life and physical separation. The classic conversation pit promotes togetherness and community. The conversational pit arrangement organically encourages people to face each other with comfortable deep seating. It also can be an advantage in design strategy, with a flexibility to promote a stylish streamlined modern feel or a casual bohemian aesthetic. Inspiring our clients to ditch the television and engage with family and friends is part of our design practice, creating space as experience.

Timelessly practical kitchen features

Two of our favorite features making a comeback lately are banquette seating and library ladders, especially in the kitchen. A lot of our projects are in the city, where space is at a premium. Banquette seating works great in a tight space, plus it creates additional storage opportunities under the bench. Same goes for the ladder: It’s all about space. If you don’t have to haul out a clunky ladder to access everything out of reach, you can double your kitchen’s storage capacity with cabinets or shelves that go all the way up to the ceiling.

Brass hardware and fixtures

Used in smaller doses like pull handles and faucets with a more sleek and modern shape, [brass hardware and fixtures] can really up your design game in a cool classy way. My favorite bathroom look right now is dark navy cabinets with Carrera marble quartz counters, oversized white sinks, and printed cement floor tile incorporated with brass pull handles and faucets. By Joe Szabo, Scottsdale Real Estate Team Drop zones, mudrooms, utility rooms, entryways, “places to leave your stuff.” Whatever you choose to call them, these spaces are invaluable as a spot to kick off your shoes, drop your keys, and keep everything you’ll need for the next day right where you left it. Sometimes these spaces can be hard to come by, especially if you live in an apartment or studio. Without organization, shoes usually end up piled in front of the door waiting to trip an unsuspecting victim, and an array of backpacks, mail, dog leashes and knickknacks can clutter your home to the point of embarrassment. But having a dedicated, organized and stylish drop zone for all of your daily needs — and to welcome your guests — is absolutely achievable, no matter the size or design of your living space. Try these tips to establish a functional entryway in a home of any size.

Make a little room

Since it’s generally not possible to remodel or add on to a rental apartment, you must work with what you have. Try a narrow console table for tight hallways as a place to drop your keys or leave your outgoing mail. If space is really tight and all you have is the wall behind your door, hang hooks for coats and bags so they stay off the floor. Another small-space trick: Temporarily remove your coat closet’s door, and add a stool or small bench inside as a place to sit and take off your shoes — and still have room for coats. If your apartment is inside a secure building, you may be able to leave out a basket or tray for shoes in the shared hallway.

Add functionality

A mirror can also go a long way in opening up and brightening tight areas by reflecting light and giving the illusion of more space. Retailers like IKEA sell modern pieces that can be modified to fit narrow spaces or hung on the wall. Measure your desired entryway space, and find furniture that will make the most of the room you have. Having dedicated spaces for accessories also will make your drop zone a functional center. A devoted bowl or hook to hang your keys, a folder to sort your mail, and a basket to keep your shoes in really makes a difference in the flow of your day.

Leave a message

Bump practicality up a notch by having a message center in your drop zone where you can pin important reminders or leave messages for family members. It’s a great way to keep everyone connected as they go in and out. A docking station to charge all your electronics can also be useful here. Look for compact and small accessories that will fit your space, yet serve the purpose you need. By customizing your drop zone with features you need that will fit your home, you’ll keep everything streamlined and easy to find when you need it. Upsizing on the Upswing: The Big Decision More Homeowners Are Making By Joe Szabo, Scottsdale Real Estate Team

For five years, Kruse and her husband had squeezed themselves into a downtown Seattle high-rise. At 700 square feet, their home meant giving up a dresser to cram clothing into an under-the-bed storage space, and limiting the number of guests they could invite over for dinner. Even Kruse’s parents had to stay in a hotel after making the six-hour drive from Oregon to visit; there just wasn’t enough space for overnight guests. But for the duo, both professional entertainers, the final straw may have been the makeshift recording studio they crammed into a tiny desk space, wedged between the bed and the window. It just wasn’t practical for a couple that make their living as piano players, Kruse says. “We had a keyboard setup and a desk and recording equipment. To play, we had to wear headphones because we were in a shared space,” Kruse says. “We definitely maximized the space, but everything had to have a purpose.” So when Kruse’s husband broached the idea of moving into a much larger house just outside the city limits, it took a little bit of convincing — but not much. The couple fell in love with a 2,700-square-foot new construction home about 15 miles north of the heart of the city. They also fell in love with the idea of having a place to put a piano — an actualpiano. “My grandmother had given us her grand piano. It was sitting in a storage place for two years,” Kruse says. “[Now] I play a lot more at home. Probably five times as much — and when I do, it’s relaxing. I don’t feel suffocated.”

“People want these larger houses”

The couple’s story may not seem like much of an anomaly these days. They’re part of an uptick in upsizing: More homeowners are opting for a bigger home and larger price tag, skipping the traditional starter home altogether. Millennials are especially part of this movement, according to Zillow research. What’s more? A new analysis of census data shows that the median square footage of new homes is up 20 percent since 2000, from about 2,000 square feet to about 2,500 square feet. The data corresponds with what sociologists are seeing firsthand, says Brian Miller, an associate professor of sociology at Wheaton College, just outside Chicago. Miller, who studies cities, suburban migration and culture, argues that several factors could be impacting the shift in housing trends, including the strength of the national economy. “I see a lot about tiny houses and micro apartments in Seattle, San Francisco, and New York — these cities who are really grappling with housing issues and trying to fast-track 200- or 400-square-foot apartments,” Miller says. “And yet the overall pattern across America is that people want these larger houses. “The economy has gotten better over the last few years,” he continues, with a nod to cities like Dallas, one of the hottest housing markets in the country. “It seems it’s enabled people to [buy large houses] again.” Popular culture may be influencing this decision as well, Miller adds, pointing to how homes are depicted on television, in both the reality and scripted genres. “The typical home on TV is huge. Think about the ‘Friends’ apartments, which were impossibly large,” he says. “I’m thinking of HGTV shows I’ve seen over the past few years, where the dining room seats 10 or 12. I don’t have those parties, but if you’re watching HGTV, it just seems like everything is huge.”

Growing home size, guided by research

The abundance of larger homes in popular entertainment isn’t by accident. Home design shows are rooting their programming in extensive research, says Julie Link, director of research and consumer insights for Scripps Networks, which owns HGTV, the Food Network, and others. The company recently conducted an in-depth, comprehensive study they called Dynamics Shaping the Future of Home. The study’s goal was to better understand what is going on in the lives and in the homes of Scripps Networks’ audience in order to cater programming to them. The network asked consumers to complete video journals, diary entries, collages, and even Pinterest boards. “We don’t want to be showing million-dollar homes when we’re in a recession,” Link adds. “We want to be reflective of what’s going on in the homes of our viewers.” The results? Both surprising — and not. Younger consumers (adults between 25 and 39 years old) are beginning to prioritize space, the study found. Fifty-six percent of millennials said that having a large home is important to them, compared with 42 percent of Gen Xers and just 35 percent of baby boomers. As millennials move into larger homes, they often delay buying new furniture and decorative pieces until they find just the right item. Once young homeowners find the perfect space, many are biding their time until they find items that are multi-functional and carry meaning, Link continued. They might wait to fill an empty wall until, say, they can frame Instagram photos from a favorite trip, or afford to purchase a high-tech yoga mat that can also double as an elegant carpet. “Millennials want a story behind [what they buy]. They’re doing this to create a sanctuary,” Link explains. “The world is a chaotic place right now, no matter what your views on politics are. [Millennials] really look inward, and they want to control something. The easiest thing for them to control is their home.”

Open floor plans reflect modern lifestyles

Add that focus on intentional buying to the shift in how homes are designed, with a nod to larger, open spaces. Gone are the days of rigid, closed-off eating spaces or television rooms. In their place are open floor plans and shared spaces, says Mary Dignan Hill, a real estate agent with John Aaroe Group in Southern California. “Definitely I would say a home design trend is happening. People don’t have formal dining rooms, or aren’t interested in formal dining rooms anymore,” says Dignan Hill. “A more casual lifestyle is becoming more common, and I can see that reflected in home design.” Dignan Hill, who has worked in real estate for a decade, recently noticed more clients seeking out open floor concepts or renovating older homes to take down walls to create larger, open spaces. “People want to be able to be in their kitchen and cook, but also be with their family,” she notes. “Where you used to have a separate kitchen, a separate dining room and a separate television room, it’s all becoming one big space.”

Room to stretch

Two years after upsizing from 700 square feet into her 4-bedroom, 3-bathroom home, space is still a novel idea to Kruse — and one she doesn’t take for granted. “Now that I have the extra space, I understand it. I understand why people want to do it,” she says. “I really don’t miss living in the condo, and I thought I would.” She mentions the give-and-take of their old, cramped quarters: How, when she lived in the small condo, if she bought a shirt, she’d have to get rid of an old one. A new pair of shoes meant donating a worn-out pair to charity. It was a dance of space.
