If you’re anything like me, you may find that it’s all too easy to get caught up in the rush of flipping houses. I’ll admit — buying an old house, fixing it up, and flipping it for a profit is pretty exciting. But if you get too distracted by flipping houses, it’s easy to let your own home fall by the wayside.
While profitable remodeling projects can be more tempting to work on, you can still benefit from tackling projects in your own home. Remodeling your home will not only up its value, but also improve the way you feel about it. After all, who wouldn’t love to cook in a newly remodeled kitchen?
Here are five easy, inexpensive projects that will really make a difference in how you feel about your home.
Whether you decide to paint your kitchen, bathroom, or bedroom (or all three!), a coat of paint can instantly transform the look and feel of a room. The best part about painting your own home is that you don’t have to stick to neutrals, because you aren’t trying to attract any buyers.
If you’ve been dying to paint your kitchen red or your bathroom blue, then do it! This is your chance to paint your home the colors that make you happy.
The kitchen is one of the most used rooms in a home, so it should be one of the first rooms you remodel. And unless you moved into a brand-new home where you were able to design your kitchen from scratch, chances are there are a few things you’ve been eager to change.
If you’re lucky enough to have nice wood cabinets, don’t worry about replacing them. A splash of paint and some new hardware can work wonders and make your kitchen look brand new, without having to spend hundreds on new cabinets.
The same goes for laminate or wood countertops. There are plenty of DIY kits you can buy to transform your countertops for a fraction of the cost.
A new backsplash is also an inexpensive way to add some life to your kitchen — plus it’s a cinch to install.
While they are probably the easiest feature to overlook, new doorknobs and fixtures can make a huge difference in a room. Depending on the type of doorknobs you purchase, and considering that most homes have quite a few knobs, the price can add up pretty quickly.
If you don’t have the time or money to replace all your doorknobs at once, work on replacing just a couple every month, starting with the most obvious ones.
Faucets can get pretty expensive as well, especially if you want to replace them in both your kitchen and bathroom(s). If you want to save some money, I recommend searching online or heading to the clearance section of your local home improvement store.
If you’re lucky, you can find great deals on some beautiful faucets. Replacing all your faucets at once might not be feasible, so don’t be afraid to take your time with this project. Before you know it, you’ll be able to enjoy the luxury of attractive faucets in all your rooms.
As for light fixtures, you may already have fixtures that you like, but they just need a color update. Instead of buying new fixtures, grab a can of spray paint and go to town. It’s amazing what a difference a $3 can of spray paint can make!
A coat of paint, wainscoting, and a fresh shower curtain and linens are all super easy ways to instantly transform your old and tired bathroom.
If you’re feeling a bit more ambitious, you could even replace the flooring or change up the vanity. Getting ready in the mornings will be that much more enjoyable if you can do so in a beautiful bathroom.
While it’s always satisfying to remodel the interior of your home, you don’t want to forget about the exterior. Fortunately, there are a couple of simple changes you can make to really boost your home’s curb appeal.
If you can’t afford to replace the front door, try painting it instead. A new porch light fixture, house numbers, and a mailbox can also make a huge difference for your home’s exterior.
So, what are you waiting for? It’s time to stop coming up with excuses. Go fix up those kitchen cabinets that you’ve hated since you moved in!

Winter brings many pleasures unique to the season, including holiday get-togethers, warm flannel bedsheets, and football viewing parties. Unfortunately, winter also has its share of perils. Ask anyone who’s ever suffered through the flu or gotten their tongue stuck to a frozen metal pole.
Many homeowners face a particular set of perils in wintertime — potential mishaps that could lead to property damage, insurance claims, and even lawsuits. Take a look at some of the most notorious winter home-insurance claims, then learn how to reduce your risk.
As you might expect, weather plays a key role in many winter insurance claims. Frozen precipitation and frigid temperatures can attack a home inside and out.

Across America, the total cost of this frozen fracas typically adds up to billions of dollars in insured losses — $3.5 billion in 2015 and $2.6 billion in 2014.
When it comes to things like wind damage and hail damage, homeowners often find themselves at the mercy of nature. But with due diligence and a little forethought, homeowners can improve their chances of avoiding some seasonal misfortunes.
Although they don’t make the list of most common winter home insurance hazards, slip-and-fall lawsuits can — and do — happen. In the winter, such incidents typically involve a guest losing their footing on a walkway slick with ice or snow.
Homeowners have two factors working in their favor. First, liability coverage included in a standard homeowners policy may help protect you if someone suffers an injury on your property and files suit.
Also, some legal experts say slip-and-fall lawsuits involving snow and ice are hard to win, especially in cold-weather states where juries may look at snow and ice as known hazards.
On the other hand, why not be proactive? Keep the walkways to your home, along with the surrounding sidewalk, shoveled and salted. After all, the injury you prevent may be your own.
According to Punxsutawney Phil, we’re in for six more weeks of winter. For homeowners, additional cold and snowy weather may require additional vigilance to keep winter home insurance claims at bay.
Take the time to look for potential hazards around your home and try to address them, because responsibility never goes out of season.

New listings are up 63.9% from December with a total of 1,111 new listings vs. 678. The new listings in January were driven by homeowners waiting until after the holidays to list their home. New contracts were up in January by 51.0%. The median sale is up from $399,000 in December to $410,000 in January. January closed with some motivating numbers – Sellers on the fence are strongly encouraged to take advantage of the low inventory and high demand! Creating a fantasy escape at home is an excellent way to surprise your significant other or a treasured friend. An inexpensive solution to date night, this at-home indoor picnic is a recipe for romance and a chance to just relax.
It’s all about comfort, ordering in from your favorite restaurant (Thai is a great choice), and setting up a movie night or romantic playlist.
Leave those work-week vibes at the door, and spread out with popcorn, a spiked Thai iced tea, and some mood-setting accents. The floor pillows, layered blankets, and picnic side crates all transport you to another place. This great setup delivers much needed hang-time, with no commute and no stress.
Re-plating takeout means one less trip to the grocery store, and no mad dash to make a reservation in time. Pair your meal with a lovely cocktail or special libation. If you’ll be ordering sushi, grab a bottle of sake, and if Southern comfort food is on the menu, just grab some seasonal brews.

For each serving, pour 1-½ cup brewed and chilled Thai tea, such as Pantai Thai Tea Mix. Stir in one teaspoon of honey simple syrup (one part honey, one part water, heated until the honey dissolves, and then cooled). Although I have always been organized, there were two significant moments in my life that taught me how to manage clutter.
The first was when I returned from a backpacking trip around the world. Having visited homes in many developing nations, I no longer wanted to have such excess in my own home. My possessions were organized, but I had too many of them for my taste.
After I unpacked from my journey, I began a thorough review of my stuff. I started upstairs, removing unnecessary items floor by floor. By the time I reached the basement, I had enough stuff to set up a second apartment.
My second decluttering lesson was right after my divorce. Just months after the split, I found myself facing bankruptcy. I began my climb out of sudden and severe financial debt while simultaneously making a name for myself in the organizing industry. I hired a top-tier PR agent, but I knew I had to come up with some big bucks to cover his fee and all the expenses that go along with creating a brand. I decided to sell my home and everything I owned to make it happen.
As I sorted my belongings for a second time, I created a ranking system to help me decide what to keep and what to toss. It worked beautifully for me, and I think it can work for you, too.
5 — Important items whose place in your home is non-negotiable. For me, this included my green-stained Depression glass, photos, business files, office equipment, and my car.
4 — Items that are difficult to replace and items you use every day. This pile included most of my clothes, CDs, some furniture, a favorite sheet set, towels, and jewelry.
3 — Items you use occasionally but haven’t used within the last six months.
2 — Items you rarely use but feel hesitant to toss.
1 — Items you never use, like seasonal items, specialized tools, or kitchen gadgets. I got rid of stationery, extra wrapping paper, old boxes, and my printer.
You know what I found as I used the clutter scale? There were rarely items that rated a 2 or 3. And once I established some criteria, I was able to sort and purge the 2s and 3s like never before. As you sort your less important items, ask yourself the following questions:
The clutter scale is a great way to get back in touch with your priorities. My priority at the time was starting my business, so I kept the bigger goal in sight — and let go of anything that didn’t support that goal.
What I didn’t know then was that I was already practicing what I was going to preach in my business. I learned to organize my life and stuff based on my values. I chose to collect experiences, not things.
As you declutter and rank your possessions, don’t forget to take a few minutes to think about your goals and values. You’ll find your home to be much more intentional and peaceful if you do!

Buying new construction seems simple, right? Just pick out the floor plan you want, choose the perfect lot, and watch it go up. No sellers to deal with, no unexpected repairs that come up during inspection, no drawn-out negotiations. Right?
Not so fast. In any real estate transaction, it’s important to have a professional on your side, even if the process seems straightforward.
“Having your own agent provides a sense of security,” says Seattle-area homeowner Kristy Weaver, who has bought two new construction homes from two different builders. “It gives you some peace of mind, knowing that someone is looking out for your best interest.”
Peace of mind is just one benefit of having an experienced agent along for the ride. Read on for five more reasons you’ll want a local real estate agent by your side when buying a new construction home.
“Your agent can rely on their own experience and that of their colleagues to help you find a builder you can trust,” says Portland, OR-based real estate agent Kim Ainge Payne of the Realty Trust Group. “What’s the quality of the workmanship? What kind of warranty do they offer? What’s their track record of resolving issues? Getting a clear understanding in the beginning can alleviate serious headaches down the road.”
The timeline for purchasing new construction is typically quite a bit longer than buying an existing home. From the first time you visit the sales center, to choosing your layout, construction, inspections, and finally closing, there are ample opportunities for things to go sideways — think construction delays, permit issues, and financing concerns. An experienced buyer’s agent can help you navigate all of these sticky situations.
Even if you’ve purchased a home before, the contract for new construction is a whole different animal, and an experienced agent can help you make sure you understand everything, from floor plans to earnest money requirements, deadlines for requesting changes, and timelines for completion.

“Builders are trying to keep their sales price up so that the next buyers through the door see the higher closing price,” explains agent Britt Wibmer of Windermere Real Estate in Seattle. “They’d much rather throw in closing costs or additional upgrade credits.”
Builders will offer you endless options for finishes and upgrades, and it’s easy to get overwhelmed. A seasoned real estate agent can recommend the upgrades that will get you the most bang for your buck in resale value, suggest finishes that might be cheaper to do on your own, and help you avoid over-improving, which can jeopardize your appraisal before closing.
Even though a friendly sales representative will greet you with a smile the moment you walk through the door of the sales center, don’t forget that they work for the builder. Bring your own agent with you starting with your first visit — in fact, many builders require your agent to register with them from the very beginning in order for them to be involved in the process and receive their commission.

A generation ago, few would consider trekking out in a foot of old dirty snow to shop for a home on the weekend. But with our always connected, information-flowing society, today’s buyers shop and make deals all year long.
If you’re a buyer looking in a part of the country where you may not see a home’s front lawn until May, keep these points in mind as you shop.
Let’s face it, no home shows at its best in the middle of the winter. It’s cold, dark and often wet. And that’s great news for the buyer.
Why? Because you can discover its flaws, such as a lack of privacy, abundant street noise, leaks or drafty windows. You’ll see the home in its worst “light” — and in some cases, you’ll realize it’s just too dark or exposed.
Come spring, the flowers, grass, landscaping and foliage will only enhance the home.
Smart listing agents get exterior photos from their sellers to show off the pool, lawn, flowers, and gardens in bloom. Even though they’re listing in January, they should promote the home’s assets from other times of the year.
If the listing doesn’t include photos, ask to see some. It means fewer surprises when the snow melts, the ground thaws, and it’s now your home and your responsibility.
If the home has a pool that can’t be inspected because the seller closed it for the winter, you need to request that they leave money in escrow or extend the closing time frame. When warm weather returns, you can inspect the pool and its systems to be certain it’s in good working condition, and free of leaks or damage.
Unless a seller provides a disclosure about some part of the pool not working, they’re responsible for remedying any issues. If all works out, the attorney or escrow company will release the funds.
Frozen ground prohibits digging for contaminates of previous underground oil storage tanks. And homeowners typically winterize sprinkler systems, accessory apartments or cottages. In the event you can’t inspect every feature or get escrow funds negotiated, ask for documentation.
The plumbers, pool company and outside vendors should have records, so you can request documentation showing that all was shut down or closed out properly. Even better, ask to meet with the tradespeople who did the work.
Although homes sell all year-round, it takes a determined customer to trek through the snow and ice to initiate a real estate transaction. For the right house, a winter purchase could spell opportunity. Double up on due diligence, and don’t be afraid to ask for a longer closing or to arrange to have the home inspected come spring.
Everything is negotiable, so smart buyers should protect themselves. Once a deal closes, there is rarely sufficient recourse.

Searching for a house locally is not without its difficulties. Add hundreds or even thousands of miles to the equation, and it becomes infinitely more complicated.
Though long-distance house hunting has its unique challenges, it’s not impossible. In fact, with the right agent and the convenience of modern technology, it’s never been easier to buy a house remotely.
Here are a few critical factors to keep in mind when you find yourself in a home search from afar.
When it comes to long-distance home shopping, “the Internet is your friend,” remarks Meghann Shike of Synergy Realty in Nashville. “You know the neighborhoods you live around, but you know nothing about your new one. You don’t know where the mall is, the [grocery store], or the schools.”
Though nothing can substitute checking out the neighborhood in person, Shike recommends looking up commute times to work, crime rates in the area, and, most importantly, how the schools rank. Even if you don’t have children or don’t plan to have children, it’s still good to know the quality of the schools for resale purposes.
One of the biggest pieces of the long-distance house-hunting puzzle, however, is to make sure you’re researching who the best local real estate agents are. It’s always crucial to hire an agent you trust, but with a long-distance search the agent can make or break the experience.
“You’re going to want someone local on the ground — someone who is very familiar with the city, neighborhood, and prices,” Shike says. “You need to get a feel for how that person operates. Are they available to talk to you? You’re going to have more questions than you realize, and your agent is going to need to be there to answer them.”
When Kyle and Samantha Steele found out they were going to be moving from Oklahoma City to Columbus, OH for Kyle’s new job, the couple looked at listings online, got in touch with real estate agents, and picked an upcoming weekend to house hunt in person.
The Steeles’ agent showed them multiple houses, but nothing was quite right. Then they found out that many of the older neighborhoods in the area didn’t have great access to high-speed Internet. That’s when they decided to build.
Their agent was instrumental in guiding them on their short house-hunting weekend, and in finding a builder. “[Our agent] basically helped us with everything, every step of the way,” Kyle states. “When we couldn’t find anything, she helped us find model homes in the area we’re building in, and showed us three different model homes. She answered questions, and helped us find the building company. She even helped us find a hotel for the weekend.”
Inevitably, unexpected appointments came up during the building process that required one of the Steeles to be present. “We had to make an appointment to meet with the design studio to pick out the floors and the carpet,” Samantha remarks. “So far, I’ve been to Ohio twice.”
The couple advises long-distance house hunters to prepare and plan ahead, especially for last-minute travel. “Be flexible,” Kyle says. “Make sure you have a few thousand dollars in reserve that you can spend on plane tickets and a hotel — because you will have to go back and forth.”
From the agent perspective, Shike recommends planning a house-hunting trip that’s at least four to five days long, so you’re not cramming in tons of showings that you won’t remember at the end of the day.
When you’re in the market for a home, you should always have a running list of features you want, but it’s especially crucial when you’re buying from a distance.
“I like to tell my clients to do a ‘top five.’” Shike says. “What’s your non-negotiable? Is it being able to step out the front door to walk your dogs? Do you want to walk your kids to school?”
Knowing exactly what you want out of a house and location allows your agent to help you narrow down neighborhoods and homes more easily, and assist you in making an offer quickly, which is especially important in a fast-moving market.
“Buyers need to get over the fear of writing an offer when they haven’t seen the house in person,” remarks Shike. “I can video chat our way through the house, but I can’t get you on a plane [to get here] in the same time the local people can who are shopping.”
For those buyers who are nervous about making an offer sight unseen, Shike says there is the possibility of adding a clause in the contract that the sale is contingent on the buyer seeing it.
Of course, there is also always the option of renting first before you take the plunge. “You could rent for the short term or get a six-month lease, which is enough time to get settled in your job or routine,” recommends Shike. “That can be nice for buyers who are a little more anxious about the process — to relieve that anxiety.”
Overall, buying a house from a distance shouldn’t necessarily be looked at as a negative experience. In fact, Shike believes it can give many shoppers new opportunities, and buyers are often more excited when purchasing long distance.
“It can be a nice change of pace for people,” Shike adds. “Another benefit to moving long distance is a fresh start: a new neighborhood, new culture, new people, and new experiences everywhere.”
