Winter is here and the holidays are upon us! Whether you’re going to buy or sell a property, it is always good to have an understanding of seasonal trends in the local market. Taking a look at how the real estate market faired in October 2016 please see the graph below. It shows that new listings are up 11.4% from September with a total of 1,113 new listings vs. 999 in September. New contracts are up by 3.5% and closed sales are down by 4.2%. However, the median sale price is up from $394,000 in September to $396,000 in October, though that is .3% drop from what we saw last year. During these up and down activity months it is more important than ever to consult a real estate professional that knows the Scottsdale market. A common question from a buyer or seller is: what is the best time to buy or sell a home? In the clothing world, it makes sense to get the best “deal” on winter clothes at the end of winter and that you will likely will pay top dollar for a swimsuit in April. Does the same trend hold true for real estate purchases and sales? Not really. But there are some considerations a buyer or seller should make as they enter the market that could have an impact on the transaction.
Let’s be clear. You can’t ever time a home purchase. Buying a home isn’t like buying a car or an iPad. The home buying process is a journey, one that happens on your own time and only after you’ve done enough research, seen enough homes and have your financial house in order.
At any one time there is a brand-new buyer entering the market and then another who has done enough research and becomes a very serious buyer. Nobody can control the evolution. But something for a buyer to consider is that real estate inventory tends to fluctuate by season. Each spring and fall we tend to see an increase in home inventory due to the seasons. More inventory means more options for buyers.
It’s not conventional for a seller to list their home before the holidays or in the dead of winter for obvious reasons. But serious, eager buyers don’t care about the season or timing. At any one point of the year, there will be a very motivated, experienced buyer ready to make an offer, no matter the season. I’ve written contracts on Thanksgiving, closed escrow on New Year’s Eve and even had a serious buyer make an offer using DocuSign from a beach in Hawaii. Sellers believe that it’s more conventional to list for the spring “selling” season and then again after the summer. If you go the conventional route, you will see more competition. If you can sell “off season” you might fare better because there are still serious buyers, but less homes for sale.
The Sunday open house, particularly the first Sunday, is the holy grail of real estate. For decades, agents and sellers worked hard on a listing with a deadline being the first open house. The “for sale” sign, which made the listing official a generation ago, would go in front of the house the days leading up the first open house. In the digital age, the listing goes “live” online. Sellers and agents work hard to clean, paint or prep the home in time for the photo shoot. Agents and sellers tend to rush to the finish and you will see many listings hit the market late Thursday afternoon or Friday morning, with Sunday being the first showing. Instead, try listing on Monday or Tuesday and don’t do any showings until the open house on Sunday. You can build momentum and have a very strong first open house.
As much as buyers and sellers try to strategize the timing of a real estate purchase or sale, its never that easy. Unlike Macy’s or Target, who control inventory and monitory competitive activity, there isn’t one seller in real estate. Sellers are unrelated and disconnected and the types of homes are different making it nearly impossible to “time” a purchase or sale.

Central and downtown Scottsdale are near three beautiful golf courses that are the favorites of both tourists and locals alike. They are affordable, challenging and have great views of the McDowell Mountains to the north and Camelback Mountain to the east.
Located at the corner of Hayden and Shea in McCormick Ranch, this public course was designed by Arnold Palmer, and has three nine hole layouts. The King, the Hawk and the Squire are the names of the three courses, and all have their special challenges. Sporting great mountain views in all directions, this lush executive course has plenty of trees and water hazards to challenge the serious golfer.
Formerly the Scottsdale Country Club, the course includes putting and chipping areas, rental clubs and golf carts, pro shop and the Starfire Grille, a great eatery with both food and drink and plenty of televisions for sports fans. The beautiful site has manicured lawns, large patio areas, banquet facilities and it a great spot for a special event. The atmosphere is friendly and casual and the convenient central Scottsdale location outstanding!
There are two championship golf courses at this location on East McCormick Parkway, and pre-qualification for the Waste Management Open takes place on these courses. The Palm course features ten water holes and is dotted throughout with Palm trees and great views of both the McDowell Mountains to the North and the iconic Camelback Mountain to the West.
The Pine course has many mature pine trees, with narrow fairways, which makes it more challenging. Both courses were designed by renowned golf course designer Desmond Muirhead in 1972. Since then many improvements to greens, tee boxes, sand trips and bridges have taken place. McCormick Ranch Golf Club is located in the heart of Scottsdale and is one of the area’s most challenging golf experiences.
Nestled in the middle of the Indian Bend Wash, with spectacular Camelback Mountain views to the West, this relative golfing newcomer was built in 2000 by the Gilmore-Graves Architectural Design Company. Silverado Golf Club is now central Scottsdale’s most popular 18 hole golf course with reasonably priced green fees and a welcoming Grille for 19th hole fun at the end of the round.

Happy November! It looks like the real estate market has cooled off just like the weather. The good news is that the median home price in Paradise Valley Arizona has increased from $990,000 to $1,150,000 since September 2013; this is up a whopping 24.3% since October 2012. New listings are up from September with 76 listings as opposed to 69 from the previous month. New contracts and closed sales are down 11.4% and 21.6%, respectively. The market is starting to balance out making it a great time to buy or sell in Paradise Valley.

Happy November! There is a lot to be happy about in Scottsdale Arizona. The weather is perfect and the real estate market isn’t too shabby either. The median home price in Scottsdale Arizona has increased from $371,000 to $385,000 since September 2013; up 18.5% since October 2012. New listings are up from September with 1,143 listings as opposed to 900 from the previous month. New contracts are up 14.3% while closed sales dropped slightly by 5.8%. The hot seller’s market is starting to cool off and balance out the market. Would be a great time for buyers on the fence to make a move!

Renovating their Falls Church home — a former broom factory built in the 1890s — led Keith and Greta Brendley to add the ultimate luxury: a specially dug basement for a wine cellar.
“It allows my collection to grow and allows me to buy deeper, younger reds that need significant time to age,” says Keith Brendley, 55, president of a defense systems analysis company. Lining the walls of the underground room are mahogany racks and shelves, many filled with California wines.
Temperature-controlled, dedicated wine storage is becoming more common as the beverage gains popularity among consumers. A recent Gallup poll shows that about as many Americans prefer wine as they do beer, which has dropped over the past two decades as the alcoholic drink of choice. As a result, homeowners are investing in coolers, closets and rooms for their chardonnay, cabernet and other varietals.
“A wine refrigerator is something that a lot of our clients add when they renovate their kitchens,” says Jim Wrenn of Bethesda-based Case Design/Remodeling, the firm responsible for the Brendleys’ renovation. Most under-counter fridges hold about 50 bottles, leading serious oenophiles to step up to larger spaces where the temperature and humidity are kept steady to protect their investments.
“Many of my clients build wine cellars because they are collecting and buying wine at a rate they can’t keep up with and growing out of their wine refrigerators,” says Lisa Weiss of the Wine Cellar Co. in McLean.
Steve Goldstein of Classic Cellar Design in Vienna says the demand for wine cellars is on the rise, particularly in newer spec homes. He notes that the increase has resulted, in part, from “the loosening of the interstate shipping laws over the last few years, providing access to many hard-to-find wines and the ability to ship home wines from vacation experiences in wine country.”
With the typical wine cellar costing about $40,000 to $60,000 — the Brendleys spent about $80,000 on their 10-foot-by-13-foot basement room — some homeowners are opting for smaller, less expensive storage spaces, Weiss says. “Closet cellars are hot right now and run about $15,000 to $20,000,” Weiss says. Another trend she sees is to craft the bottle racks out of reclaimed wood from wine barrels and tanks.
Most important to a wine cellar, experts say, is the proper infrastructure for storage. “It’s absolutely critical that you prepare the room for refrigeration with the right placement of insulation and vapor barriers,” Weiss says. “If you miss a step, you may end up with condensation or mold.”
Insulation must cover the floor and ceiling in addition to the walls for controlling environmental conditions. Doors should be exterior-grade to ensure a tight seal and lighting kept low to reduce heat. The goal is to keep the temperature at 55 degrees Fahrenheit and humidity at 55 to 70 percent so that bottles are kept cool and corks don’t loosen or dry out to spoil the contents.
“You are building a walk-in refrigerator for your wine,” Goldstein says. “A wine cellar can be located anywhere as long as all of its surfaces are considered. Most people put them in the basement because that’s the coolest place in the home and where people have extra room.”
But don’t plan on hosting guests inside the cellar. Says Greta Brendley, 52, a school psychologist: “It’s way too cold for dining or hanging out. We were thinking more about storage than a place to entertain.”
