A majority of the zip codes in Scottsdale Arizona saw an increase in their median sold price. Those in 85258 and 85250 saw the most growth with a 20.62% and a 12.61% increase respectively. 85262 also had growth and holds the highest median sale price.

Scottsdale Arizona July 2013 Real Estate Market Update
The median home price in Scottsdale Arizona has remained steady at $375,000 since June 2013. This is up 7.2% since July of 2012. New listings are down from June with 775 listings as opposed to 811 from the previous month. New contracts and closed sales are also down 12.7% and 10.1% respectively. The summer months tend to slow down, but we are still seeing great recovery progress from 2012. We anticipate a wonderful fall with all of the great activity we’ve seen this year so far.

Attention! Scottsdale is in the spotlight and is featured on HGTV! The show is House Hunters and the couple who star in it are from California looking for a new place they can call home.
Sarah and Blake are in Scottsdale looking for their dream home. In the show they feature three properties that Sarah and Blake are most interested in. They have a budget of $550,000 to $600,000 that they are willing to spend and it is the real estate agents job to find them the perfect house.
These two have a wish list and would like to see these amenities included in the house. They include: a gas stove, updated kitchen, yard with grassy area, 3 car garage, office, large bath tub, and a community with amenities and parks. Being allergic to cats, Sarah would like a home where cats were nonexistent.
The first home they visit is in the DC Ranch and the asking price is $675,000. It is a little over their budget but it includes many of the amenities on the wish list except the fact that cats have lived in the home previously. Besides that, they loved the community, the park across the street, and that it included many of the features on their wish list.
The second home they look at is in the Ironwood Village area. Although it is a much cheaper asking price, $525,000, there needs to be a lot of updating and the neighborhood is missing the amenities on their wish list. They like that it is cheaper and they could use the extra money to update the home.
The final home the look at is in McDowell Mountain Ranch. This home is $557,000, also under budget. This home lacks many of the features they are looking for. It is not a 3 car garage, no room to play, and the pool needs repair. They do like area and what it has to offer.

As the market is on an upswing the realtor encouraged them to make a decision as soon as they are ready. They made the decision of going with the DC Ranch home. They picked this one, although over budget, because it had everything they wanted. With new carpet added, they are thrilled with their decision.

Scottsdale Market Update – June 2013
There was a slight decline this month in the median of the home price of $375,000. This was only down 5.8 percent. However, the media sold price is up a whopping 11.9 percent from last June. This could be the result of fewer listings on the market. New listings are down 10.6 percent along with a decrease in new contracts which is at 14 percent for a total of 802 new transactions in June. The summer months tend to slow down, but we are still seeing great recovery progress from 2012. We anticipate a wonderful fall with all of the great activity we’ve seen this year so far.

Almost a quarter of American homeowners owe more on their house than it’s worth. Another quarter have less than 20% equity. About half of homeowners couldn’t get a mortgage if they applied today, says Paul Dales, seniorU.S.economist for Capital Economics.
Then, there is the other housing market, occupied by 1.5% of theU.S.population, according to Zillow.com.
Here, houses have outdoor kitchens and in-home spas, his-and-her boudoirs and closets the size of starter homes. This market is not local but global, with international buyers bidding in cash. And the gyrations of the stock market are cause for conversation, not cutting expenses.
In this land of luxury properties, the Great Recession seems over. Prices of $1 million-plus properties have risen 0.7%, according to Zillow. Prices of houses under $1 million have fallen more than 1.5%.
Normally, these two segments of the housing market rise and fall together. Now, they’re moving in opposite directions.
“Luxury is the best performing segment of the housing market right now,” says Zillow.com chief economist Stan Humphries.
After every recession since World War II, housing has led the economic recovery. Not this time. The renewed vitality in the comparatively small market for luxury homes is not enough to power a full-blown recovery.
This bifurcation in the market is yet another reason Michelle Meyer, chief economist at Bank of America Merrill Lynch, says her housing outlook is “increasingly downbeat.”
The phenomenon is not limited to real estate. You can see the same split elsewhere in the economy. Sales at Saks vs. Walmart. Pay on Wall Street vs.Main Street. Corporate profits vs. family balance sheets.
The divide also is making credit a perk of the rich. Mortgage rates are the lowest in decades. But what good are absurdly cheap rates if you can’t get a mortgage?

On May 25th, the rainforest opened in Scottsdale. Butterfly Wonderland is a place where the whole family can enjoy the wonders of thousands of butterflies, a live ant colony, a honey bee exhibit, and a 3D experience that you will want to see.
Featured here is the 10,000 square-foot atrium that holds over 4,000 different species of butterflies. From them flying to standing still, this is a sight to see. Get out your camera and take as many pictures as you can because this is something that you will want to remember.
Butterflies aren’t the only insects you’ll learn about. The Honey Bee Extravaganza features a large, encased beehive showing how the hardworking insect spends its entire life making the sweet honey. The Live Ant Colony shows another critter hard at work, tunneling, gathering food and constructing mounds and hills.
The aquariums at Butterfly Wonderland are home to many exotic fish and eels. Visitors get a glimpse into the diverse, wildlife-filled Amazon River in South America which includes the Amazon pacu fish. It is known for the human like teeth.
